In-Unit Maintenance Services at the Altavista
In- Unit Maintenance Program
 
All requests for in-unit service must be made in person by filling out a service request form at the front desk.  Form must be filled out completely by the person requesting service.  No appointments will be made for in-unit service work.
 
Services that we offer under the program:

Minor plumbing:
·         Minor plumbing repairs/replacement, fixtures to include some resident supplied faucets.  Please check with management prior to your purchase to make sure we install the type of faucet you are thinking about purchasing.
·         Unclogging drain blockage (only if blockage is not severe)
·         Minor commode repairs
·         Replacement of garbage disposal
·         Replacement of supply lines
·         Replacement of water shut off valves
·         Replacement of washing machine valves
 
Minor electrical:
·         Electrical switches and receptacles
·         Install GFI receptacles
·         Install dimmer switches
·         Install light fixture (only when replacing existing fixture)
·         Replace light bulbs, 4-foot fluorescent bulbs (kitchen only)
 
General maintenance items:
·         Replacing mailbox locks
·         Replacing rollers on closet doors
·         Door bells
 
Maintenance that we don’t perform:
·         Painting of units
·         Installation of shower/tub faucets
·         Repair/replacement door locks
·         Repair or installation of major appliance
·         Installation of curtain rods or blinds
·         Repair or replacement of HVAC system
 

Charges for in unit services are as follows, $50.00 per hour with a $25.00 minimum charge plus materials and parts during regular business hours 8am to 5pm, Monday through Friday. For after hour emergencies and Holidays the charge is $100.00 per hour.
Except for emergencies, the work and services of the Association shall take priority over an individual unit request for in-unit service. Based on the prevailing work schedule the Manager and or Engineer will determine such priorities and scheduling.

For any after hour emergencies, the resident must fill out a maintenance request at the front desk before the on-call engineer is contacted.
